The average list price is $1,540,128 and the average days on the market is 127. The combined days on the market is 196. In the carriage, mid-rise, townhouse, and attached villa market, there are 50 active listings in Bonita Bay. Prices range from $159,900 to $639,000. The average list price is $386,048. The average of days on the market is 104. The combined days on the market is 158. In the high-rise market, there are 36 active listings in Bonita Bay ranging in price from $425,000 to $3,710,000. The average list price is $1,557,122 and the average days on the market is 141. The combined days on the market is 146.

  •  Within the last 12 months, there were27 sales with an average sales price of $1,389,856; these condos were on the market an average of 141 days; combined days on the market is 222.
  • During the 12 months previous, there were 35 sales with an average sales price of $1,329,000; these condos were on the market an average of 138 days; combined days on the market is 234.

BUSY SPRING HEADING INTO A BUSY SUMMER

“March was a strong month,” said Mike Hughes, Vice President and General Manager of Downing-Frye Realty, “and it looks like April will be the same. Buyers seem to look around, and then make their decisions right before heading back north. Years ago, we used to see this pattern when inventory was very tight. Now, with our higher inventory of available properties, the sense of urgency is somewhat scaled back – but buyers know that if they see something they like, they need to move on it because it most likely won’t be one of the available choices the next time they’re in southwest Florida. Our market is active and dynamic, and buyers are aware of that.”

 

BONITA /ESTERO: ADJUSTED PRICES-MORE SALES
March 2017 showed price drops for over half of active listings for homes in the Bonita Springs and Estero markets. The current average days on market sits at 94 days versus 74 days this time in March 2016 – an increase of 27 percent. “For this price segment, the March 2017 absorption rate shows several months to sell what we have,” stated Jerry Murphy, Managing Broker, Downing-Frye. “This is largely due to lots of overpriced inventory sitting on the market with significant competition from new construction homes as well. Fair market pricing is a top priority for buyers who have many options.” Overall, the Bonita Springs and Estero markets are stable, fair markets, however the $5-600K price segment shows a current absorption rate of 13.1 months, which indicates that too many homes are still overpriced. Overall pending sales are up 6 percent comparing March 2017 to March 2016, while close sales and the median price are almost the same. The significant changes over that period were a 19 percent increase in inventory and a 27 percent increase in the number of days on the market. There stands an average of 7.5 months of inventory.


FLORIDA:  TIGHTER SUPPLY – HIGHER PRICES

Florida’s housing market reported more closed sales, higher median prices and increased pending sales in March.   The statewide median sales price for single-family existing homes in March was $231,900, up 10.4 percent from the previous year. In a continuing trend, inventory remained at a tight 4.1-months’ supply in March for single-family homes, and was at a 6.3-months’ supply for townhouse-condo properties.

USA: SALES JUMPED 4.4% IN MARCH

Existing-home sales took off in March to their highest pace in over 10 years, and severe supply shortages resulted in the typical home coming off the market significantly faster than in February and a year ago.   The median existing-home price for all housing types in March was $236,400, up 6.8 percent from March 2016 ($221,400). March’s price increase marks the 61st consecutive month of year-over-year gains.  At the end of March, unsold inventory was at a 3.8-month supply.

301-306 Residences at Seaglass Offer Enhanced Indoor/Outdoor Experience

Seaglass at Bonita BayVertical construction of The Ronto Group’s 26-floor, 120-unit Seaglass high-rise tower within Bonita Bay continues to remain on schedule for completion in just 15 months. Sales associates are now conducting hard hat tours of the building. At the same time, sales activity is escalating. The building is more than 50% sold and sales volume is over $120 million. All of the building’s penthouse residences have been sold. A selection of Seaglass tower residences ranging from 2,889 to 3,421 square feet under air and priced from just over $1 million remains available. The tower residences will include dual private elevator grand foyers, island kitchens, three bedrooms and three-and-a-half baths, or three bedrooms plus a den or fourth bedroom and three-and-a-half baths, and sliders opening to multiple outdoor spaces that include a gas grill.

 

The outdoor spaces in the Seaglass tower residences merge the indoor and outdoor living experience while providing spectacular sunset views. The 301-306 tower residences enhance the indoor/outdoor experience even further. While the tower residences on floors four through nineteen include three terraces with a total of 525 square feet, the 301-306 residences offer extended terraces that are wrapped by planters and include curved walls, pavered decking material, a trellis that will provide a shaded seating area, and a gas grill. Units one and six on level three will offer a total of 1,460 square feet of terrace space; units two and five a total of 1,705 square feet; and units three and four a total of 1,610 square feet. Pricing for the 301-306 residences starts at $1,180,000. A 306 model with an interior designed by Renee Gaddis, NCIDQ, ASID, GREEN AP, President and Principal Designer at Renee Gaddis Interiors, is priced at $1,825,000 with furnishings.

 

Gaddis’s design for the 306 model will showcase classic styling with a contemporary edge. She will incorporate a variety of wood tones to complement a color palette based on matte blue grays. The flooring will be a warm wood tone with coffered ceiling details throughout. Finishes on display at the Seaglass Design Studio within the Seaglass Sales Center at 26951 Country Club Drive are incorporated in the design. Ronto’s Finishing Touches Program allows residents to select finishes for their new home’s flooring, cabinetry, countertops, door hardware, plumbing fixtures, and paint colors. Future residents may also specify finishes from other sources. The 306 tower residence floor plan offers 3,421 square feet under air. The great room plan includes three bedrooms plus a den or fourth bedroom, three-and-a-half baths, an island kitchen and dining area, and a private elevator lobby. The model includes an optional fireplace and a dry bar with wine storage.  From the elevator, a private lobby will provide a grand welcome. Double doors will open to the foyer that will lead to the expansive kitchen, dining room, and great room. An attractive ceiling design in the dining area and kitchen will incorporate a unique double step detail with drywall plastered beams. The dining area between the kitchen and the great room will feature an elongated rectangular table that will seat eight. The kitchen will present a fresh clean aura with light countertops, including the enormous island.
The great room will feature multiple seating areas. A fireplace clad in marble will provide the focus for the television viewing area. A sofa and two armchairs will be grouped with a cocktail table and two end tables. A discreet dry bar will create an oasis for wine tasting with a small table and chairs. A built-in banquette with a diamond tufted back and two separate chairs will be grouped around a square table ideal for playing cards. From the great room, pocketing sliders will open to a wide terrace where the owners will enjoy the amazing views and a fabulous al fresco Florida lifestyle. This generous space will accommodate a grill zone with a large dining table and chairs for six people as well as a conversation lounge area with an L-shaped sectional sofa adorned with decorative pillows and a round cocktail table.  The lavish owner’s suite will continue the home’s restful color palette. Gaddis will introduce an applied molding detail on the headboard wall featuring an arrangement of rectangles for added texture and dimension. A bed with an upholstered headboard and footboard will command attention. Sliding glass doors will open to the terrace. While final selections are yet to be made, elegant his and her vanity cabinetry in the owner’s bath will feature solid surface countertops and sleek finishes. The bathroom includes an impressive shower, free-standing tub and ample space for a dressing ottoman.

 

The den will be entered through an exterior-mounted sliding door that rolls smoothly to the side. The den will function as a second gathering area, a lounging retreat space for relaxation and television viewing. Gaddis’s plan calls for a custom built-in media wall that will accommodate a large television, display shelving and storage cabinetry. The design will also incorporate a custom office niche with a built-in desk and shelving discreetly tucked away within the hallway of the guest area.  The two spacious guest suites with elaborate ceiling details will each feature a private bathroom and offer a private terrace with patio furniture. In these elegant rooms, pendant lighting will be suspended from the ceilings above the nightstands rather than typical lamps.
