In the carriage, mid-rise, and attached villa market, there are 22 active listings in Bonita Bay. Prices range from $179,000 to $569,000. The average list price is $377,918. The average of days on the market is 108. The combined days on the market is 194. In the high-rise market, there are 16 active listings in Bonita Bay ranging in price from $695,000 to $2,749,000. The average list price is $1,579,750 and the average days on the market is 189. The combined days on the market is 189.

ON-TRACK FOR ANOTHER SOLID YEAR

“We hit two milestones in August,” said Mike Hughes, General Manager for Downing-Frye Realty, Inc. “We now have over 2,000 closings for the year, and we hit the one billion dollar mark in closed sales volume. While it has been a bit challenging this year, we are carving out another solid year for sales. We should close 2016 with over 3,000 closings. One key is our solid listing inventory of over 1,000 available properties. We continue to carry one of the largest listing inventories in Southwest Florida.”

FLORIDA: HIGHER MEDIAN PRICES IN JULY

Florida’s housing market reported rising median prices and fewer all-cash closed sales in July. Closed sales of single-family homes statewide totaled 24,083 in July, down 8 percent from July 2015, reflecting the state’s current shortfall in inventory; while the statewide sales of townhouse-condos closed sales totaled 8,934 in July, down 11.5 percent compared with July 2015. Florida Realtors Chief Economist Brad O’Connor said, “Florida continues to suffer from a drought in the supply of affordable housing for sale, resulting from the gradual exhaustion of the state’s inventory of distressed properties and the lack of new construction in these price ranges.”

BONITA /ESTERO: JULY 2016 VS. JULY 2015:

  • Overall number of active listings: 895 vs. 532
  • Overall closed sales: 124 vs. 165
  • Single-family median sale price: $320,000 vs. $344,000
  • Multi-family median sale price: $260,900 vs. $285,000
  • July 2016 inventory: 6.4 months for single-family, 5.5 months for multi-family
  • July 2016 percentage of list price for overall sales: approx. 94.5 percent
USA: SALES MOMENTUM LOST IN JULY

Lawrence Yun, NAR chief economist, says existing sales fell off track in July after steadily climbing the last four months. “Although home sales are still expected to finish the year at their strongest pace since the downturn, thanks to a very strong spring, the housing market is undershooting its full potential because of inadequate existing inventory combined with new home construction failing to catch up with underlying demand. As a result, sales in all regions are now flat or below a year ago and price growth isn’t slowing to a healthier and sustainable pace. Furthermore, with new condo construction barely budging and currently making up only a small sliver of multifamily construction, sales suffered in July as condo buyers faced even stiffer supply constraints than those looking to purchase a single-family home.”

The median existing-home price for all housing types in July was $244,100, up 5.3 percent from July 2015 ($231,800). July’s price increase marks the 53rd consecutive month of year-over-year gains.
