As of October 1, 2018, there are 106 active listings in MLS in Bonita Bay; 10 more than last month. There are 36 single-family homes ranging in price from $450,000 to $7,500,000. The average list price is $1,459,942 and the average days on the market is 198. The combined days on the market is 224. In the carriage,  mid-rise, townhouse,  and attached villa market, there are 25 active listings in Bonita Bay. Prices range from $250,000 to $589,000. The average list price is $391,688. The average of days on the market is 132. The combined days on the market is 166. In the high-rise market, there are 45 active listings in Bonita Bay ranging in price from $725,000  to $6,750,000. The average list price is $1,841,067 and the average days on the market is 220. The combined days on the market is 270.

OCTOBER 2018 MARKET UPDATE

 

A SEPTEMBER TO REMEMBER
“This September has been a great month for sales,” said Mike Hughes, General Manager for Downing-Frye Realty, Inc. “Last September, in spite of Hurricane Irma, our agents turned in 47 pending sales contracts in the first 20 days of the month for $31 million. In September 2016, for the first 20 days, that number was 119 contracts for $51 million. And in the first 20 days of September 2018, we pended 141 contracts for $68 million. Comparing the first 20 days of September 2018 to the same period in 2016 shows an 18 percent increase in pending sales contracts and a 33 percent increase in pending sales volume. In some years September is slow, but not this year.”


BONITA /ESTERO: AUGUST NUMBERS UP

Overall closed sales in August increased 36 percent compared to August 2017. “The increase in closed sales for August is partially attributed to price repositions that we have seen all summer long,”stated Jerry Murphy, Managing Broker, Downing-Frye Realty, Bonita Springs. In August 2018 there were 256 total price repositions for single-family homes and condominiums. Comparing August 2018 with August 2017, the inventory of single-family homes and condominiums decreased just slightly from 1,392 units to 1,273 units, which represents
a 4.9-months supply. Also, the median price remained relatively the same at $296,000. Based
on reported activity, Bonita Springs and Estero are bucking the national trends with higher available inventory and a seasonless market for selling. So, if you plan to list a property for sale, don’t wait until January. Price it correctly and sell it now.

 


FLORIDA:
 MEDIAN SALES PRICE UP    
August marked the 80th consecutive month that the statewide median sales prices for both single-family homes and condo-townhouse properties rose year-over-year. The statewide median sales price for single-family existing homes was $254,290, up 6.0 percent from the
previous year; and for condo-townhouses was $185,000, up 8.8 percent. “The dominant story across Florida’s housing markets over the past couple of years has been the shortage of single-family homes for sale, but in the July numbers, instead of the usual year-over-year decline,
we saw that inventory was virtually unchanged from the level we reported for July of 2017,” said Florida Realtors Chief Economist Dr. Brad O’Connor. “As of August 31, we found that the statewide inventory of single-family homes was up 4.5 percent compared to the same point
in time last year, marking the first tangible year-over-year increase we’ve seen in end-of-month inventory in over three-and-a-half years.”

 

USA: HOME SALES NOW STEADY

Existing-home sales remained steady in August after four straight months of decline. Lawrence
Yun, NAR chief economist, says the decline in existing home sales appears to have hit a plateau
with robust regional sales. “Strong gains in the Northeast and a moderate uptick in the Midwest
helped to balance out any losses in the South and West, halting months of downward momentum,” he said. “With inventory stabilizing and modestly rising, buyers appear ready to step back into the market. While inventory continues to show modest year over year gains, it is still far from a healthy level and new home construction is not keeping up to satisfy demand,” said Yun. “Homes continue to fly off the shelves with a majority of properties selling within a month, indicating that more inventory — especially moderately priced, entry-level homes –
would propel sales.”

Spectacular Amenities at Omega, the Final Luxury High-Rise at Bonita Bay

The Ronto Group has developed plans for a comprehensive array of amenities at Omega, a new 27-floor high-rise tower to be built by the award-winning developer within Bonita Bay. The Omega tower will be the final luxury high-rise tower to be built at Bonita Bay. Omega residents will enjoy 18,000 square feet of interior amenities, as well as an expansive outdoor amenity deck featuring a massive resort-style pool, and a 4,200 square foot rooftop terrace common area. The indoor and outdoor amenities will be integrated to provide a spectacular indoor/outdoor experience. The clean-lined, modern looking tower will feature 67 residences, including 63 spacious tower residences and four penthouses that are already sold. The building’s design presents a fresh, out of market perspective on luxury and offers an approach to high-rise living. Tower residence pre-construction pricing starts at $2.150 million.

 

Omega’s entry sequence will include a porte cochere and covered arrival area. Once inside the building, visitors and residents will step into a lobby with a 24-hour reception desk, package room, and mail room. The lobby will offer a captivating view of the building’s grand salon that, as planned, will feature a comfortable, living room-like setting with couches, side chairs, a cocktail table, and see-through views of a covered terrace and the outdoor amenity deck. Doorways on either side of the entry lobby and the grand salon will lead to a 600 square-foot library and card room and to a 750 square-foot billiards and game room. Both spaces will provide access the covered terrace. The library and card room will also open to a splendid conference room.

 

Gallery hallways will lead to the south and north sides of the Omega tower, each of which will include elevator lobbies and men’s and women’s restrooms. The south side of the building will feature a social room measuring more than 3,000 square feet. Tall curved windows will offer incredible long-range views to the south and west. The social room will include a bar, a linear fireplace, and a full kitchen that can be used by residents and caterers for special events. Double doors will open to the outdoor amenity deck. Omega’s 600 square-foot theater will be situated off the social room and offer plush couches and chaises to enhance the movie viewing experience.

 

Three guest suites will be located on the north side of the building to accommodate out-of-town visitors. In addition to the guest suites that can be reserved by residents, five cottages on garage level two and six poolside cabanas are available for purchase. A 2,100 square-foot fitness center will also be located on the north side of the building. Like the social room, tall curved windows in the fitness room will offer stunning long-range views, this time to the north and west. The fitness center will include the latest fitness equipment technology, a massage room, and separate men’s and women’s saunas and locker rooms.

 

Located on the building’s second level, Omega’s outdoor amenity deck will provide splendid views to the south and west. Contemporary glass railings will line the deck’s curved perimeter and overlook one of Bonita Bay’s three on-property golf courses. A massive pool with a beach entry, and two sun shelves that will each include six chaise lounges and built-in benches will serve as the centerpiece of the amenity deck. Poolside day beds, referred to as “pool cocoons,” will be placed around the pool and feature retractable tops. Six private poolside cabanas are available for purchase and will include full bathrooms and a beverage center with a sink and refrigerator. Day cabanas will be available on a first come, first served basis. A whirlpool spa will be situated under an attractive trellis.

 

The outdoor amenity deck has been designed to provide a captivating ambiance that will naturally attract residents and encourage them to relax and enjoy. Shade palms will be placed about the concrete pavered deck. A pool pavilion with an open-air bar, large seating areas, and restrooms will offer a welcoming gathering place. Bar-b-que grills will be situated adjacent to the pavilion. Generous seating areas will be available at various places on the amenity deck, including sunset viewing areas, and a fire pit terrace with seating. Other attractions include a putting lawn and a decorative sculpture surrounded by plank-style concrete and patterned turf.

Omega’s 4,200 square foot rooftop terrace common area will include two hot tubs positioned next the terraces’ glass railing, allowing residents to relax in the tubs soothing waters while enjoying breathtaking long-range water and sunset views. Two large firepit seating areas behind the tubs, along with an even larger fire table seating area complete with lounges, club chairs and sofas, will provide abundant seating to ensure all residents can fully enjoy the captivating ambiance. Men’s and ladies’ restrooms, a large kitchen area for catering, and a separate bar area will complete the spectacular setting.

 

Through a variety of membership opportunities, Omega residents can also take advantage of the amenities available through the Bonita Bay Club that has been designated a Platinum Clubs of America Five-Star Club of Excellence from 2016 through 2018. The Club’s amenity offering includes three on-property and two off-property golf courses, as well as a 60,000 square feet Lifestyle Center with a 9,000 square-foot spa and salon, a 20,000 square-foot fitness center, and the Wave Café that features healthy menu selections.

 

The Bonita Bay Club’s new Tennis and Aquatic Center has been completed and features a new Sports Center that includes a tennis pro shop, as well as dedicated men’s and ladies’ tennis locker rooms. A renovated pool includes four lap lanes, a beach entry, and a spa. The Breezeway Bar and Café features a poolside outdoor dining experience and offers casual fare, including salads, grilled items, and fresh sandwiches. An open-air bar under roof is available for a poolside beverage. The expansive pool deck features two fire pit areas with built-in seating that offers a perfect place to relax and enjoy cool spring time evenings. Dedicated pool restrooms, showers, and locker rooms, as well as a towel pick-up and drop-off station provide additional measures of convenience.

 

The Bonita Bay Marina is just minutes from the open waters of the Gulf. Wet slips and dry boat storage are available, as well as on-site fueling and light mechanical services. Located on the Gulf of Mexico, Bonita Bay’s residents-only beach park is just 10 to 15 minutes from the community. Picnic pavilions, grills, beach chair and umbrella service, showers, and restrooms equipped with infant changing stations are provided. Residents also enjoy Bonita Bay’s twelve-mile network of on-property biking and hiking paths. A kayaking and canoeing lodge offers additional recreational possibilities.

 

Standard finishes in the fully completed Omega residences will reflect Ronto’s attention to creating a luxurious yet exceedingly livable environment. Flooring in the living areas will be wood, stone, or porcelain tile. The island kitchens will be outfitted with designer selected cabinetry, a multitude of quartz or granite countertop selections, a 36-inch SubZero refrigerator and 18-inch freezer, Wolf gas ranges and ovens, a Miele dishwasher, and Dornbracht plumbing fixtures. The bathrooms will also feature designer selected cabinetry and quartz or granite countertops, Dornbracht plumbing fixtures, and Toto toilets.

This will probably be the last meaningful comparison of September 2017 to September 2018 with respect to Downing-Frye pending sales.

 

For the first 4 business days of September 2018, we had 43 pending sales turned in to the office. Here’s how that compares with the first four days of September in previous years:

 

  • September 2017: 32 pending sales contracts
  • September 2016: 34 pending contracts
  • September 2015: 33 Pending contracts
  • September 2014: 61 pending contracts

 

Obviously, in September 2014, we had a very good start to the month! With all of the media coverage on red tide and Lake Okeechobee discharge, the point I am trying to show is that we are having a pretty good start for pending sales this month. The comparisons for the rest of the month you will have to take with a “grain of salt” because it will be an unfair comparison as last September, from September 7th until September 18th, we were closed for business due to the hurricane
