In the second quarter of 2014, real estate research firm Local Market Monitor projected a 29-percent increase in the cumulative gain in one-to-four-family home prices; their most recent study adjusts that mark now to a whopping 41 percent increase in home prices in our area over the next three years.
Taking a look at the volume of sales in Shadow Wood, the chart to the right shows a decrease in the number of sales since 2013. The reason for the decrease is simple: there is not enough inventory to meet the demand in Shadow Wood. At this moment, there are 40 homes for sale — out of about 1,500! Downing-Frye Reaches $1 BILLION in Closed Sales Volume Already This Year
This month, Downing-Frye Realty reached the ONE BILLION DOLLARS IN CLOSED SALES VOLUME for the year 2015. According to Downing-Frye Vice President Mike Hughes, “This is the earliest we have accomplished this feat since 2005.”

Sizzling Southwest Florida Housing Market Will Only Get Hotter
The housing market in Southwest Florida has been on-fire for three straight years — and, according to a second-quarter survey by Local Market Monitor — the housing market is only going to gain more heat.
According to the report, the Naples-Marco Island area will have the highest, aggregate gain in one-to-four-family home prices — a gain of 41 percent — over the next three years-in comparison with the 20 metropolitan statistical areas it tracks in Florida.

Brian Bartolec, PGA, & General Manager/COO at Shadow Wood Country Club
Brian Bartolec joined the Shadow Wood team this time in 2013. Brian’s career includes spending ten years working for the PGA Tour and the Tournament Players Club (TPC) network of clubs. His previous experience included working at the Port Royal Golf Club in Hilton Head, serving as General Manger of TPC Eagle Trace in Coral Springs, and most recently as General Manager at Pelican Marsh Golf Club in Naples. Brian graduated from Michigan State University in 1995 with a Bachelor’s Degree in Business Administration and Marketing. Brian earned his varsity letter in golf all four years, and he was captain of the golf team his final two years. Brian is an active member of the PGA and the Club Managers Association (CMAA).
