The summer flew by and once again season is approaching. Every year it seems our seasonal residents return earlier and earlier, and this year I can say I’ve already seen the car carriers parked outside our communities and out-of-state and even out-of-country license plates on the road.

 

That being said, real estate is hot, demand is high, and yet low inventory continues to plague the Southwest Florida market. When I last touched base with you in June, there were 78 homes and condos on the market in all of Shadow Wood. Guess what? As of September 26, that number has shrunk to 58 homes and condos for sale in the whole community!

 

This equates to 3.5 months worth of single-family homes in inventory and 2.4 months of condos available.

 

Let’s look at how inventory levels are playing out in Bonita Bay:

Traditionally, during our high season, we see about a 10% increase in inventory region-wide. However, this coming season, that 10% is barely going to make a dent considering how low our current inventories are. Season could play out one of two ways: Buyers could scoop up the properties that show well and are well priced or they may get frustrated and not make a purchase because they can’t find what they want.

 

If you are thinking about selling, there is no better time than the present. The buyers are out there now and they may be searching for a home just like yours but have yet to find it.
