October 2026 Real Estate Market Update
|
|
| DOWNING-FRYE: LISTING INVENTORY POISED FOR SALES
“September and October are historically the slow part of the year for real estate sales activity in Southwest Florida,” said Mike Hughes, General Manager of Downing-Frye Realty, Inc.. “The summer visitors are gone, and the winter visitors are not here yet. The sales during this period can be a little better if interest rates and/or pricing are favorable. Downing-Frye agents had 90 closings in September compared to 132 closings in September 2025. In September 2024, we had 113 closings.
For pending sales contracts, Downing-Frye agents had 77 pending sales in September 2026 compared to 107 pending sales in September 2025. For reference, we had 86 pending sales contracts in September 2024. We are almost through the slow portion of the year for sales. Our agents are getting ready for what is usually the busy winter season. The car carriers will be arriving soon! Right now, it looks like the inventory of listings is adequate for the coming season.”
BONITA / ESTERO: ROBUST BUYER DEMAND
August 2026 showed continued market improvement across Southwest Florida, with pending sales rising 12% and closed sales up 2.3% year-over-year. The overall median sales price climbed 3.1% to $347,325 ($430,000 for single- family homes, up 3.6%, and $522,500 in Bonita Springs-Estero, up 6%). Single-family pending sales were up 10.8% and supply tightened to 5.0 months (-17.9%). The Condo/townhome sector experienced a sharp 20.6% surge in pending sales with a stable median price of $334,000 (-0.1% YoY). Inventory continues to contract across the region, with new listings dipping 1.0% and total active inventory falling 12.2% year-over-year.
NAPLES AREA: SUSTAINED BUYER DEMAND
The Naples area housing market’s new listings decreased 15.5% in August to 792 from 937 new listings in August 2025. Demand for homes in Naples continued to tighten the overall inventory, which decreased 16.3% to 4,093 properties from 4,892 properties in August 2025. Days on market decreased 7.5% to 99 days from 107 days in August 2025, and the number of price decreases fell 30.2% to 790 from 1,132 in August 2025; indicators that more homes are selling faster when they are priced right. For August, overall closed sales increased 1.1% to 622 closed sales from 615 closed sales in August 2025. August’s pending sales continued to outperform last August, increasing 1.9% to 769 pending sales from 755 pending sales. Year-to-date pending sales are up an impressive 21.7%, while total sales have increased 16.2%.
MARCO ISLAND AREA: SELLING FASTER
The Marco Island Area Assoc. of Realtors® reported August 2026 figures as compared to August 2025: Inventory was down 34% to 378 properties for sale; the number of properties sold was up by 26%; the average time on market was 77 days, and the dollar volume sold was $95M, up 17% from the year before. In August, the median sales price for homes was $1.6M, for condos was $663K and for lots was $503K.
FLORIDA: PRICES HOLD FIRM
Florida median home prices rose in August for single-family homes, condos and townhouses, even as higher mortgage rates slowed sales growth. The median sale price for single-family homes increased just over 1% from August 2025 to $415,000, and condos and townhouses climbed nearly 3% to just under $298,000. One reason prices held up was tighter inventory. The supply of both single-family homes and condos and townhouses fell by double digits from a year ago.
USA: PENDING SALES INCREASE
Pending home sales in August increased by 0.3% month-over-month and decreased 4.7% year-over- year. “Buyers steadily entered into contracts in August even though mortgage rates increased,” said NAR Chief Economist Dr. Lawrence Yun. “Nationally, contract signings today are running roughly 30% below where they were in the years leading up to the pandemic,” Yun added. “Transaction activity peaked in 2021 when mortgage rates fell to near 3%, a historic low, and has not approached that level since.”

Florida Retail Space Grows as Demand Stays Strong
By Amy Connolly
Florida accounted for 26% of new U.S. retail supply in the first half of 2026, while statewide occupancy remained above 96% and retail rents continued to rise.

Florida continues to add retail space faster than much of the country, while occupancy remains high and retail asking rents continue to rise, according to a new report.
The state holds about 11% of the nation’s existing retail space but accounted for 26% of new retail supply added in the first half of 2026, according to Colliers’ 2026 The State of Florida Retail report.
Statewide occupancy stood at 96.2%, and vacancies have remained below 4% since 2021.
Retail asking rents increased 2.1% over the past year, slightly faster than the 1.9% U.S. average, reaching an average $35.17 per square foot statewide. More than 8 million square feet of retail space was still under construction at midyear.
Florida retail sales also grew slightly faster than the national rate. In the second quarter, retail sales were up 2.8% in Florida, compared with 2.6% nationally, according to the Colliers report.
Florida also continues to outpace the nation in retail sales growth. In the second quarter, retail sales were up 2.8% in Florida, compared with 2.6% nationally, according to the Colliers report.
Investment activity varies by market
Retail property sales were far from uniform across the state.
Transaction volume jumped 161% year over year in Tampa, 89% in Orlando and 67% in Palm Beach during the first half of 2026, the Colliers report stated. Volume fell 55% in Miami, 17% in Jacksonville and 12% in Broward County.
For Realtors working with retail properties, the numbers show why local market conditions matter. Sales activity, vacancy rates and rents can vary significantly from one Florida market to another.
Orlando, for example, had a 4.7% retail vacancy rate in the second quarter, with average triple-net asking rents of $31.24 per square foot. Tampa’s vacancy rate was 5.9%, with rents averaging $29.75, while Palm Beach posted a 4% vacancy rate and rents of $30.14.
Colliers also pointed to Florida’s broader economic growth as a driver of retail demand. The state added nearly 197,000 residents in 2025, welcomed a record 143.3 million visitors, and eliminated the state commercial lease tax in October 2025.

August Home Sales Heat Up as Inventory Tightens Ahead of Winter Season
Homebuyers in Naples took advantage of the historically slow summer months and found opportunities in August as sales rose slightly and prices remained stable. While new listings decreased 15.5 percent to 792 from 937 new listings in August 2025, demand for homes in Naples continued to tighten the overall inventory, which decreased 16.3 percent to 4,093 properties from 4,892 properties in August 2025.
|
|
| According to the August 2026 Market Report from the Naples Area Board of REALTORS® (NABOR®), which tracks home listings and sales throughout Collier County (excluding Marco Island), days on market decreased 7.5 percent to 99 days from 107 days in August 2025, and the number of price decreases fell 30.2 percent to 790 from 1,132 in August 2025; indicators that more homes are selling faster when they are priced right.
“Throughout 2026 we have witnessed a faster pace of sales yet with fewer new listings entering the market,” said Budge Huskey, CEO, Premier Sotheby’s International Realty, upon reviewing the August report. “Accordingly, total inventory stands at a significantly lower level than the same period last year.
Looking forward, and with the knowledge that approximately half of all sales reported are listings sold vs. buyer sales, is there a point in the future when the lower listing count begins to exert a negative impact on sales activity? We’ve seen this occur in other parts of the country.”
Sales Momentum Continues as Summer Winds Down
Nick Bobzien, a broker associate at Downing-Frye Realty, remarked that the Naples area has enjoyed “15 straight months of increases in closed sales compared to the same months in the prior year.”
For August, overall closed sales increased 1.1 percent to 622 closed sales from 615 closed sales in August 2025. Likewise, pending sales for August also continued to outperform last August, increasing 1.9 percent to 769 pending sales from 755 pending sales. In fact, year-to-date, pending sales are up an impressive 21.7 percent, while total sales have increased 16.2 percent, signaling sustained buyer demand despite economic uncertainty and higher borrowing costs.
While sales have increased in the last 15 months, inventory and new listings have decreased. The market’s performance in August is impressive because it is occurring alongside a significant reduction in available inventory. As expected, August’s supply of inventory followed the same trend, decreasing 33.3 percent to 5.4 months from 8.1 months in August 2025.
One potential trend in the report was observed by Ryan Bleggi, Regional VP, West Coast of Florida for William Raveis Real Estate, who said, “From August 2025 to Jan 2026, new listings pushed our overall inventory up 1.6 months [from 7.6 months of supply to 9.2 months of supply]. If that pattern repeats again this year, then we would have over 7 months of inventory in the new year.”
Prices Hold Steady as Inventory Drops
“Historically, declining inventory puts upward pressure on home values, but that’s not happening right now,” said Cindy Carroll of Carroll & Carroll Appraisers & Consultants, LLC. “Even though inventory has decreased significantly in the last 15 months, home prices in Naples have remained relatively stable.”
The median closed price in August decreased 1.7 percent to $575,000 from $585,000 in August 2025. Since January, the overall median closed price in Naples has only decreased 0.8 percent. However, the median closed price of single-family homes in Naples has increased 4.1 percent, year to date. And while the median closed price of condominiums in August increased 2.7 percent to $417,500 from $406,500 in August 2025, it is down 4.3 percent, year to date.
Bleggi observed that sales activity during August was very good across much of the luxury market. “The high-end and ultra-luxury housing markets in Naples experienced strong demand this summer,” he said.
“If demand remains steady and new listings can’t keep up, then we can expect inventory to continue to go down,” said Jeff Jones, Broker at Keller Williams Naples. “This might trigger more buyers to jump in before the end of the year because there will be a point when the market finally does react and that is when prices will begin to increase again.”
The NABOR® August 2026 Market Report provides comparisons of single-family home and condominium sales (via the Southwest Florida MLS), price ranges, and geographic segmentation and includes an overall market summary. NABOR® sales statistics are presented in chart format, including these overall (single-family and condominium) findings for 2026: |
|
| A Good Time to Be in the Market
“People have a better sense of value because of all the data available today,” noted Jones. “If you start too high, your home will sit on the market longer. The days of ‘let’s see what I can get’ have disappeared. Most sellers today are relying on REALTORS® to guide them on what they need to do to get their home sold for the best price.”
“Demand is strong, pending sales are good, prices are steady, and price decreases show that properties are coming onto the market at more realistic prices,” Bleggi said. “Overall, these signs are promising for the upcoming winter season.”
Huskey also noted that “compared to last year, pre-season bookings for rentals in the area are up heading into the winter months.”
For buyers, the current market continues to offer more choices than were available during the ultra- competitive years of 2021 and 2022. Interestingly, the median closed price in August 2022 was $575,000 – the same median closed price reflected in the August 2026 Market Report. For sellers, properly priced properties continue to attract attention and sell faster. |
