Really, what more can residents ask for? Beautiful grounds; enough space and activity areas to keep busy when you want to be … and plenty of tranquility when you don’t. And, I bet you have plenty of entertaining stories about your time in Bonita Bay — and, I would love to hear those stories. Downing-Frye Realty  Reaches 35% Increase in Closed Sales Volume for June

According to Downing-Frye Realty and NABOR President Mike Hughes, “June was a huge month for closed sales volume.” Last year, the brokerage closed $156 million in June. This June,  the firm closed $210 million, representing a 35% increase in closed sales volume. Hughes added, “We have also closed more 400 transactional sides in each of the last four months. The last time Downing-Frye agents did that was 2005.” Downing-Frye currently has more than 1,100 listings.

If you are considering selling your Bonita Bay home, here are some statistics that may help you decide to place your home on the market:
CONDOs
  • Within the last 12 months, there were 126 sales with an average sales price of$645,158; these condos were on the market an average of 73 days
  • During the 12 months previous, there were 153 sales with an  average sales price of condominiums was $581,328; these homes were on the market much longer at 157 days

SINGLE-FAMILY

  • During the last 12 months, there were 83 sales with an average sales price of$1,163,327; these homes were on the market an average of 63 days
  • During the 12 months previous, there were 100 sales with an average sales price of $919,040; these homes were, again, much longer on the market for an average of 142 days

The housing market in Southwest Florida has been on-fire for three straight years — and, according to a second-quarter survey by Local Market Monitor — the housing market is only going to gain more heat.

According to the report, the Naples-Marco Island area will have the highest, aggregate gain in one-to-four-family home prices — a gain of 41 percent — over the next three years-in comparison with the 20 metropolitan statistical areas it tracks in Florida.
